Can you hold a place before I apply?
Properties are leased on a first-come, first-served basis once a completed application, supporting documents, and required fees are received. To secure your desired rental, we recommend submitting your application as soon as possible. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. In most cases, the first month’s rent and a security deposit are required prior to move-in. Some properties may also require last month’s rent depending on lease terms. -
How old do you have to be to apply?
Applicants must be at least 18 years old—or of legal age to enter into a binding lease agreement in the state where the property is located. -
Is the deposit refundable?
Yes. Security deposits are fully refundable as long as there is no damage beyond normal wear and tear, no outstanding rent, and all lease conditions have been met. Deductions may apply for unpaid balances, cleaning, or repairs. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet income, credit, or rental history requirements. Cosigners must meet financial qualifications and sign a guarantor agreement to assume legal responsibility for the lease. -
You have a property I want to rent. How do I apply?
You can apply easily online through our rental portal. A completed application, application fee, and supporting documentation—such as proof of income and valid identification—are required for processing. -
How do I pay rent?
Rent can be paid securely online through the Tenant Portal, by automatic bank transfer, or by check/money order depending on property payment options. We encourage online payments for convenience and timely processing. -
I want to get a pet. What should I do?
Please review your lease and contact management before acquiring a pet. Some properties allow pets with an additional pet deposit or monthly pet rent, while others have breed or size restrictions. Approval must be obtained in advance. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants listed on the lease are jointly responsible for the full lease term. If one tenant wishes to remain, they must qualify independently or have an approved replacement tenant added to the lease with management approval. -
My lease expiration is coming up, and I want to move out. What should I do?
Please refer to your lease agreement for the required notice period—typically 30 to 60 days—and submit your written notice to vacate by the specified deadline to avoid penalties. -
Who is responsible for paying for repairs and maintenance requests?
Routine maintenance and repairs are managed by Fifth Principle Properties. Tenants are responsible for damages caused by negligence or misuse. All maintenance requests should be submitted promptly through the Tenant Portal to ensure timely response.
