Rent Out Your VA Loan Home After a Fort Benning PCS: 2026 Guide
The short answer: Yes, you can rent out a VA loan home after a PCS without refinancing. The VA requires that you intended to occupy the home when you bought it, not that you stay forever. In Columbus, GA, 2026 Fort Benning BAH with dependents exceeds the average 3-bedroom rent at every grade from E-5 up.
That is the answer most PCS'ing homeowners get from Google or an AI assistant. This guide covers what those answers skip: what the VA actually requires, the Columbus rent math in October 2026, what happens to your property tax bill when you move out, what Georgia law expects of a landlord, and how to run the house from your next duty station. Every number has a source and a date.

Zillow's figures average all active listings, including apartments; a well-kept single-family home typically rents above the all-listings figure.
The VA lets you rent out your home after a PCS, and you do not have to refinance
VA loans carry an occupancy requirement at purchase, not a permanent owner-occupancy rule. At closing you certified that you intended to occupy the home as your primary residence, and VA guidance treats moving in within about 60 days as a "reasonable time" (Veterans United, updated Feb 19, 2025). Once that intent was real and you lived in the home, a later change in circumstances, with PCS orders the clearest example, does not violate the loan.
Three points trip people up:
There is no VA-mandated minimum occupancy period. The 12-month figure you see everywhere is a lender convention, not a VA rule. Most lenders have borrowers sign a statement of intent to live in the home for at least 12 months, and those statements allow earlier departure for a valid reason (Veterans United; VA Loan Network, updated Jul 26, 2026). Orders are a valid reason. Still call your servicer and tell them the home is becoming a rental; it protects you later.
Your entitlement stays tied to the loan. That matters only if you want a second VA loan at your next post, and you may have enough remaining entitlement to do it. The 2026 baseline conforming limit is $832,750 (FHFA, Nov 25, 2025); VA Loan Network's worked example shows a borrower with $60,000 of entitlement in use still supporting roughly a $592,750 loan in a standard-limit county. Your lender runs the exact math from your Certificate of Eligibility.
The rental mortgage counts in your DTI unless you offset it. Lenders generally want a signed lease plus either a year of rental income on a tax return or roughly 25% equity before they offset the Columbus payment with rent (VA Loan Network). Sign the lease before you shop at the next post.
What you should not do is buy with a VA loan intending to rent from day one. That is occupancy fraud.
The rent-versus-BAH math in Columbus works for most grades in 2026
A Fort Benning tenant's housing allowance sits above the average Columbus rent for the kind of home most PCS'ing owners are leaving behind. Here is the 2026 BAH table for the Fort Benning MHA next to Zillow's October 2026 bedroom averages:
| Pay grade | BAH with dependents | BAH without dependents | Zillow avg. rent, 3-BR | Zillow avg. rent, 4-BR |
|---|---|---|---|---|
| E-5 | $1,716 | $1,482 | $1,340 | $1,825 |
| E-6 | $1,977 | $1,557 | $1,340 | $1,825 |
| E-7 | $2,004 | $1,635 | $1,340 | $1,825 |
| O-3 | $2,058 | $1,878 | $1,340 | $1,825 |
| O-4 | $2,295 | $1,998 | $1,340 | $1,825 |
Sources: MilPayTools, DoD 2026 BAH effective Jan 1, 2026; Zillow Rental Manager, updated Oct 15, 2026.
Read it this way. An E-6 with dependents has $637 of headroom between BAH and the average 3-bedroom rent, and $152 above the average 4-bedroom. An O-3 with dependents has $718 and $233. That headroom is why a clean, correctly priced house near the installation rarely sits for demand reasons. When one does sit, the cause is price, photos, or condition, in that order.
The national backdrop is softer. Median asking rent across the 50 largest U.S. metros was $1,692 in June 2026, down 1.5% year over year and the 35th straight month of annual declines, per Realtor.com data summarized by BiggerPockets (Jul 29, 2026). Columbus is not sliding; Zillow shows the all-listings average flat year over year at $1,099. It is not growing either. Underwrite flat rent for your first lease term.
Then compare renting to selling. Redfin's September 2026 data puts the Columbus median sale price at $237,387, up 3.7% year over year, with median days on market at 37, up from 25 a year ago, and the average home closing about 3% below list (Redfin). If you bought between 2019 and 2022 with a rate in the 2s or 3s, you hold a mortgage that cannot be replaced: the national 30-year average was 7.40% on October 15, 2026, up from 6.27% a year earlier (Freddie Mac). A low fixed rate on a house that rents above its payment is an asset. Selling it to borrow at 7.4% somewhere else is a decision to make deliberately, not by default.

Your property tax bill goes up when you move out, so budget for it before you set the rent
Georgia's homestead exemption requires that you actually live in the home, so a rental does not qualify, and most owners discover this on the first tax bill after they leave. The Georgia Department of Revenue is direct: "A person must actually occupy the home, and the home is considered their legal residence for all purposes," tested as of January 1 of the tax year (Georgia DOR). Columbus, consolidated with Muscogee County, adds that the exemption renews each year "unless the owner moves" or ownership changes (Columbus Tax Commissioner).
In practice: if you PCS in July 2026 and a tenant moves in, you keep the exemption for the 2026 bill because you occupied the home on January 1, 2026. For the 2027 bill, it is gone. Georgia's statewide standard exemption is $2,000 of assessed value (Georgia DOR), and Columbus layers local exemptions on top, so the dollar impact depends on which exemptions you held. Call the Tax Commissioner at (706) 653-4211 and ask what your bill looks like without homestead. It is a five-minute call that prevents a four-figure surprise.
For a planning number, Ownwell estimates the median effective property tax rate in Columbus at 1.25% of market value, against 1.00% for Georgia as a whole (Ownwell, updated Apr 2026). On a home at September's $237,387 median, that is roughly $2,967 a year, or about $247 a month, with no exemptions. If your escrow was built around a homesteaded bill, expect the servicer to raise the payment the following year.
Three more line items first-time landlords miss:
- Insurance. A homeowner's policy does not cover a tenant-occupied home. You need a landlord (dwelling fire) policy, and your tenant should carry renter's insurance.
- Vacancy and turnover. Budget one month of vacancy plus make-ready costs every lease cycle, which for Fort Benning tenants is often 12 to 36 months.
- Maintenance reserve. The common rule of thumb is 1% of home value per year, about $200 a month on the Columbus median.
If the rent clears the payment, taxes, insurance, and reserves, you have a rental. If not, decide about selling or subsidizing while you still have the keys in your hand.
Georgia landlord law is manageable, but the 2024 Safe at Home Act changed the basics
Georgia remains a relatively landlord-friendly state, but House Bill 404 rewrote the floor for every lease signed or renewed since July 1, 2024. Three changes matter most to a single-home owner (NLIHC):
- Duty of habitability. Rental housing must be "sufficient for habitation and free from health and safety risks," and the landlord must "keep the premises in good repair." Unanswered maintenance requests can become a court claim.
- Security deposit cap. Deposits are limited to "no more than two-months' rent."
- Notice before eviction filing. At least three days' notice before filing for nonpayment. Confirm the counting rule with counsel; secondary sources differ on calendar versus business days.
Layer on the pre-existing rules, per Innago's Georgia guide (updated Sep 16, 2026):
- Deposit return within 30 days of move-out, with a written itemized statement for any deduction (O.C.G.A. § 44-7-34).
- Escrow or surety bond for deposits if you own more than ten units (O.C.G.A. §§ 44-7-31, 44-7-32). A one-house landlord is below the threshold; a separate account is still good practice.
- Move-in and move-out condition lists are required above ten units (O.C.G.A. § 44-7-33). Do it anyway, with timestamped photos both directions.
- Non-renewal notice of at least 60 days (O.C.G.A. § 44-7-7).
- No statutory notice-to-enter rule. Put 24 hours in the lease and honor it.
- Late fees have no statutory cap; they must be reasonable and written into the lease.
Your lease does more work in Georgia than in states with thick landlord-tenant codes. Use a current Georgia lease, not a 2021 form, and have it reviewed. This article is general information, not legal advice.
Expect a military tenant and build the SCRA into your plan from the start
Many Columbus single-family tenants near the installation are military-connected, and federal law gives them an early-exit right you cannot waive in a lease. Fort Benning is home to about 13,500 soldiers, roughly 70% of whom live in the local community, and about 2,000 transition out each year (Choose Columbus / Greater Columbus Georgia Chamber, Mar 23, 2026). That renter pool refreshes constantly, which is good for demand and demanding for operations.
Under the Servicemembers Civil Relief Act, a tenant who signed a lease while in service and then receives PCS orders can terminate by delivering written notice plus a copy of the orders. For a monthly-rent lease, termination takes effect 30 days after the next rent due date following the notice, and the landlord may not charge an early-termination fee (50 U.S.C. § 3955, as applied in a Department of Justice enforcement filing). The tenant still owes rent and reasonable damages through the termination date.
Do not fight the SCRA. Plan around it:
- Set lease end dates to the PCS calendar. A lease that ends in June or July re-rents faster than one that ends in November.
- Price for speed. Incoming soldiers often have days, not weeks, to secure housing. Clear photos, a video walkthrough, and a 24-hour application decision beat a $50 rent cut.
- Describe the house, not the tenant. Advertise drive time to the gates, school names and distances, square footage, and pet policy. Never describe who the home is "perfect for." That keeps you inside the federal Fair Housing Act and Georgia's mirror statute, and it is better marketing anyway.
The IRS gives military landlords a ten-year runway on the home-sale exclusion
If you rent the house for several years and then sell, you may still exclude the gain from income, because the military suspension rule was built for this situation. The general rule excludes up to $250,000 of gain ($500,000 filing jointly) if you owned and lived in the home for at least 24 months of the five years before the sale. Uniformed-service members on "qualified official extended duty," meaning orders of more than 90 days or indefinite duration to a station at least 50 miles from the home, may "elect to suspend the five-year test period for up to 10 years" (IRS Topic No. 701).
In practice, a captain who lived in her Columbus home for two years, PCS'd away, and rented the house for six years can still sell and claim the exclusion, because the clock paused while she was on orders. Civilians do not get that.
While the house is a rental, report income and expenses on Schedule E. Mortgage interest, property taxes, insurance, repairs, management fees, and depreciation are deductible, and depreciation often turns a cash-flow-positive house into a paper loss. Depreciation is recaptured at sale, so keep the records. A CPA who works with military families will know the suspension election by name.
Remote landlording from your next post: do it yourself or hire it out
Managing a Columbus house from 600 miles away is possible, and the decision comes down to how many 2 a.m. phone calls you are willing to take. Self-management saves the fee. It costs you tenant screening, lease drafting under HB 404, showings, rent collection, maintenance dispatch, move-out inspections, 30-day deposit accounting, and the first water heater failure during a field exercise.
If you hire it out, verify these before you sign:
- Licensing. In Georgia, managing someone else's rental for compensation is brokerage activity. Ask for the brokerage name and firm number and check it with the Georgia Real Estate Commission.
- Fee structure in writing. Monthly percentage, leasing fee, renewal fee, and any markup on maintenance.
- Military fluency. Ask how they handle SCRA terminations, BAH-based pricing, and summer turnover.
- Reporting. Monthly owner statements, a phone-readable portal, and a year-end 1099 and expense summary.
- Response-time standard, in writing. How fast they acknowledge a maintenance request, and how fast they call you about anything over a set dollar amount.

Frequently asked questions
Can I rent out my house if I have a VA loan?
Yes. VA loans require that you intended to occupy the home as your primary residence when you bought it, generally moving in within about 60 days of closing. The VA sets no minimum time you must live there before renting; the 12-month figure is a lender convention, and PCS orders are an accepted reason to leave sooner. You do not need to refinance, but notify your loan servicer.
Will BAH cover the rent on my Columbus, GA house in 2026?
For most grades, yes. 2026 Fort Benning BAH with dependents is $1,716 for an E-5, $1,977 for an E-6, and $2,058 for an O-3, while Zillow's October 2026 average rent in Columbus is $1,340 for a 3-bedroom and $1,825 for a 4-bedroom. Whether that covers your mortgage, taxes, and insurance depends on your purchase price and rate.
Do I lose my homestead exemption if I rent out my Georgia home after a PCS?
Yes, for the first tax year in which you are not living in the home on January 1. Georgia requires that you "actually occupy the home" to claim homestead, and Columbus notes the exemption ends when the owner moves. Expect a higher bill the year after you leave and an escrow adjustment from your servicer.
Can a military tenant break my lease early in Georgia?
Yes, under the federal Servicemembers Civil Relief Act (50 U.S.C. § 3955). A tenant who receives PCS orders after signing may terminate with written notice and a copy of the orders; for a monthly-rent lease, termination is effective 30 days after the next rent due date. You cannot charge an early-termination fee, and the lease cannot waive the right. The tenant still owes rent through the termination date and for damage beyond normal wear.
Will I owe capital gains tax if I rent my house out and sell it years later?
Possibly not. The IRS lets you exclude up to $250,000 of gain ($500,000 filing jointly) if you owned and used the home as your residence for 24 months of the five years before the sale, and uniformed-service members on qualified official extended duty may suspend that five-year window for up to 10 years (IRS Topic No. 701). Depreciation taken during the rental years is recaptured at sale. Confirm with a CPA.
